Rent Responsibilities

Dealing with rent issues is our key responsibility. This includes:

  • Setting Rent: Setting the right rent level to attract tenants to your property is key to success. We understand the local market and know what comparable properties list for, and can thus advise the right level to pitch your property.
  • Collecting Rent: we have a strict zero tolerance policy regarding rent arrears.
  • Adjusting Rent: reviewing the rent on a yearly basis to ensure the property meets market expectations.

Managing Tenant Responsibilities

Managing tenants is another core responsibility, including:

  • Finding Tenants: We know where to advertise your investment property  and what to include in the ads. We also understand what attracts tenants so we will make suggestions as to how to get the best tenants.
  • Screening Tenants: Lowe Property Services has a very strict screening process, including running credit checks and criminal background checks. We have seen hundreds, even thousands, of tenants, so we have a better idea of how to select the right tenants; those who will pay their rent on time, have a longer tenancy and create fewer problems.
  • Handling Leases: This can include setting the lease term and making sure it has all the necessary clauses to protect the owner. This includes determining the amount of bond required.
  • Handling Complaints/Emergencies: We deal with maintenance requests, noise complaints and have the necessary contacts to handle emergency situations.
  • Handling Move Outs: When a tenant moves out, We are responsible for inspecting the property, checking for damages and determining what portion of the bond will be returned to the tenant.

Maintenance and Repairs

We will keep the property in a safe and habitable condition at all times so that the tenants are happy living in your property. This includes regular maintenance and emergency repairs.

  • Property Maintenance: This includes performing preventative property maintenance to keep the property functioning in top condition. For example, pest control, checking for leaks, landscaping. This maintenance aims to keep current tenants happy and attract new tenants.
  • Repairs: When there is an issue, we will fix the problem or hire someone else to do it. We have a large network of reliable plumbers, electricians, carpenters and other trades people.

Knowledge of Landlord-Tenant Law

We have an in-depth knowledge of Residential Tenancy Laws regarding the proper ways to:

Responsible for Managing the Budget/Maintaining Records

We are responsible for managing the budget for the property and for maintaining all important records.

  • Managing Budget: We will operate within the set budget for the property. In certain emergency situations when the occupants (tenants) or physical structure (investment property) are in danger, we may use our judgment to order repairs or likewise without concern for the budget.
  • Maintaining Records: We will keep thorough records regarding the property. This will include all income and expenses; list of all inspections, signed leases, maintenance requests, any complaints, records of repairs, costs of repairs, maintenance costs, record of rent collection and insurance costs.
