Preparing your Property for New Tenants

  • Give your property a once over, check all the appliances work. ( heat pumps, ventilation systems, oven, extraction fans in the bathrooms, laundry and above the stove top)  
  • Check the property has the required amount of electrical safety switches.
  • It is a good idea to get the heat pumps serviced and cleaned before a tenant moves into the property.
  • Attend to any repairs on the property at this point.
  • Have the property clean so the tenant has a standard to keep it up to, this is important to display on the Entry Condition Report.  
  • Take out anything from the property that you don’t wish to be included inthe tenancy ( This must be done before photos are taken). 
  • Find out if your property is insulated as this needs to be stated on the tenancy agreement. (If the property is not insulated you will have to get this done by July 2019 – this applies mainly to houses and townhouses).
  • First Impressions are critical so present your property in the best possible condition.
  • Get quotes for Landlords Insurance and have this arranged before a new tenancy begins.  
  • A good property manager will understand the importance of quality realistic photos in advertising your property to get the best return.
